Information from third parties
Where you apply for a tenancy and consent in writing, we may receive consumer reports, credit information or verification of prior tenancy from screening agencies, employers and former landlords. Consumer reports are obtained and used in accordance with the federal Fair Credit Reporting Act, and you will be given the disclosures that law requires, including notice if an adverse action is taken based in whole or in part on a report.
3. Sensitive information and children
We do not seek to collect Social Security numbers, financial account numbers, government identification numbers, precise geolocation, biometric data or information revealing racial or ethnic origin, religious beliefs, health status, sexual orientation or immigration status through this website. Where such information is required by law or by a lender, insurer or screening process in connection with a tenancy or transaction, it is collected offline, used only for that stated purpose and protected under the safeguards described in section 7.
This website is intended for adults. We do not knowingly collect personal information online from children under 13, and we do not sell or share the personal information of any consumer we know to be under 16. If you believe a child has provided information through this site, write to a01201646240@gmail.com and we will delete it.
4. How we use information
- To respond to your inquiries and to communicate with you about a property, tenancy or transaction.
- To evaluate rental applications and to administer tenancies, including rent accounting, security deposits, notices and renewals.
- To schedule, perform and document repairs, inspections and building services.
- To maintain accounting, tax and insurance records and to comply with legal, regulatory and municipal requirements.
- To protect the security of our properties, systems and records, and to establish, exercise or defend legal claims.
We do not use personal information to make decisions producing legal or similarly significant effects by automated means alone, and we do not use it for profiling or for training artificial intelligence systems.
5. How we share information
We do not sell personal information, and we do not share it for cross-context behavioral advertising. We disclose information only as follows:
- Service providers. Contractors, maintenance trades, accountants, insurers, screening agencies, banks and information technology providers who process information on our behalf under contractual duties of confidentiality and limited purpose.
- Professional advisers. Attorneys and auditors, subject to professional obligations of confidentiality.
- Legal and safety. Courts, regulators, municipal inspectional services and law enforcement where disclosure is required by law, by subpoena or court order, or where necessary to protect the rights, property or safety of any person.
- Business transfers. A purchaser or successor in connection with the sale of a property or of the company, subject to the protections of this policy.
6. Retention
We keep personal information only for as long as needed for the purpose it was collected. General inquiries are kept for up to twenty-four months. Unsuccessful rental applications are kept for the period required by fair housing record-keeping rules and then destroyed. Tenancy, accounting and tax records are kept for the periods required by Massachusetts and federal law, generally not less than seven years after the tenancy or transaction ends. Records are then deleted or securely destroyed.
7. Security
We maintain a written information security program consistent with the Massachusetts standards for the protection of personal information of Commonwealth residents, 201 CMR 17.00. Safeguards include restricted access on a need-to-know basis, password protection and encryption of portable devices and electronic transmissions containing personal information, locked physical storage of paper files, vendor due diligence, and prompt investigation of any suspected incident. In the event of a breach of security involving personal information, we will notify affected individuals and the Massachusetts Office of Consumer Affairs and Business Regulation and the Attorney General as Mass. Gen. Laws ch. 93H requires, and will comply with any other applicable state notification law. No method of transmission or storage is completely secure, and email in particular is not a secure channel; please do not send sensitive information to us by unencrypted email.
8. Your rights
Depending on where you live, you may have the right to request access to the personal information we hold about you, to obtain a copy of it in a portable format, to correct inaccurate information, to request deletion, to opt out of sale or targeted advertising (which we do not conduct), and to be free from discrimination for exercising these rights. Residents of California, Colorado, Connecticut, Virginia and other states with comprehensive privacy statutes hold these rights under their state law; we extend the same handling to all correspondents regardless of residence.
To make a request, email a01201646240@gmail.com with the subject line "Privacy Request" and enough detail for us to locate your records. We will acknowledge the request promptly and respond within forty-five days, and we may extend that period once where reasonably necessary, telling you why. We will take reasonable steps to verify your identity before acting, and we may decline a request where an exception applies, in which case we will explain the reason. An authorized agent may submit a request on your behalf with written permission. If we deny a request and your state provides an appeal, you may appeal by replying to our decision; if the appeal is denied you may contact your state Attorney General.
9. Communications
We send email in response to your correspondence and in connection with tenancies and transactions. We do not send commercial bulk email. Any commercial message we do send will identify the sender, include our postal address and provide a working means to opt out, as the CAN-SPAM Act requires, and we will honor an opt-out within ten business days. Transactional and legally required notices about an existing tenancy will continue regardless of marketing preferences.

13. Changes to this policy
We may update this policy to reflect changes in our practices or in the law. The effective date at the top of the page will change, and material changes will be described in a notice on this page. Continued use of the site after an update means you accept the revised policy.
